Plumber's hands servicing a combi boiler beside a hot water cylinder

What does water heater repair mean in a Norwich home?

In the US a water heater is usually a tank in the garage. In Norwich homes, hot water comes from a few different set-ups, and repair means different things for each. Many homes have a combi boiler that heats water on demand. Others have a regular or system boiler that heats a hot water cylinder in the airing cupboard. Some have an electric immersion heater in a cylinder, or an electric shower heating its own water.

When you search for water heater repair Norwich homeowners are really asking why the hot water has stopped, gone lukewarm or started to leak. We start by working out which system you have, then find the fault. A failed immersion element, a stuck diverter valve, a faulty thermostat, a leaking cylinder joint and a tripped pressure device can all give the same symptom of no hot water.

Why does hard water cause problems with hot water?

Norfolk water is hard because it picks up calcium and magnesium from chalk. When it is heated, that mineral content comes out of the water as limescale. Over time the scale coats immersion elements, narrows pipes and clogs the small passages in combi boilers and shower heaters.

The signs are slow hot flow, noisy kettling from the boiler, hot water that runs out sooner than it used to and elements that burn out early. Limescale does not wreck a system overnight, but it does shorten its life and push up running costs.

Options include descaling a cylinder or element, replacing a worn part, flushing the heating system and, in some homes, fitting a scale inhibitor or water conditioner. We will tell you whether any of these suits your property rather than sell you a gadget you do not need.

What are the common faults with boilers and cylinders?

Most hot water calls come down to a short list of faults.

  • No hot water at all. Often a tripped power supply, a failed immersion element, a thermostat fault or a broken motorised valve.
  • Hot water but no heating, or the reverse. Usually a diverter or zone valve.
  • Lukewarm water. Scale on the element, a thermostat set too low, or a cylinder that is too small for current demand.
  • A dripping cylinder or pipework. Failed joints, a faulty pressure or temperature relief valve, or a worn cylinder.
  • Low boiler pressure. A leak in the heating pipes, a failing expansion vessel or a loose filling loop.

Gas boilers must only be worked on by a Gas Safe registered engineer. Always ask to see their card and check the register. We will tell you if a fault falls on the gas side.

A repair is often sensible when the fault is a single part and the system is otherwise sound. Replacement makes more sense when a cylinder is leaking from its body, the boiler is very old and parts are hard to find, or repairs keep recurring.

What affects the price:

  • The type of system and how easy it is to reach.
  • The age of the unit and whether parts are still available.
  • Pipework changes needed to fit a new cylinder or boiler.
  • Safety work, such as discharge pipes and pressure relief devices on unvented cylinders, which only suitably qualified installers should fit.

We give a written quote with the work set out before we start, and we explain both repair and replacement where both are sensible.

How long does it take and when should I call?

Many repairs, such as changing an immersion element or a thermostat, take a few hours. Replacing a cylinder is often a day, including draining down, refitting and refilling. Boiler replacement depends on the type, the position and whether the flue and pipework need to move.

Call when the hot water has gone, when a cylinder is leaking, when the boiler keeps losing pressure or when showers have run cold for more than a day or two. If water is pouring out, close the stopcock and read our emergency plumbing advice. If limescale has also affected your drains and waste, our drain cleaning page may help. Our home page lists all our services.

On the day we protect floors, isolate the water, carry out the work, test it and explain how to use it.

Questions about emergency plumber in Norwich

Why have I got no hot water but the heating works?

This often points to a fault in the hot water side only, such as a failed motorised valve, a stuck diverter, a faulty cylinder thermostat or a broken immersion element. Check that the programmer is set to hot water as well as heating. If the fault persists, a plumber can test each part in turn and tell you which needs replacing.

Is my hot water cylinder leaking from the top or the bottom?

A drip from a pipe joint or valve at the top is usually repairable. Water coming from the body or the base of the cylinder means the cylinder itself has failed and generally needs replacing. Close the stopcock or the cylinder feed, switch off the immersion heater and call a plumber. Do not ignore it, as the leak will get worse.

Does hard water really damage my boiler or heater?

Yes, over time. Limescale builds up on heating elements and inside narrow passages in boilers and shower units. It makes them work harder, shortens their life and can cause noise and cold spots. Regular servicing, descaling where needed and sometimes a scale inhibitor help. Ask what suits your system before you spend money.

Can you service or repair a gas boiler?

Work on gas appliances must be done by a Gas Safe registered engineer, by law. Ask to see the engineer's ID card, which shows what types of work they are registered for. Tell us about your boiler and we will be clear about what plumbing work we can help with and what you need to arrange through a gas engineer.

What is the difference between a combi boiler and a cylinder system?

A combi boiler heats water as you use it, so there is no stored hot water and no cylinder. A system with a cylinder stores hot water in advance, which suits larger households that use several taps at once. Each has its own faults and repairs, so it helps to know which you have before you call.
